Co-ops and condos in New York usually have written move rules, and the managing agent enforces them. A move that ignores them can be stopped at the door. Ask early and the day goes smoothly.
Questions for the managing agent
Ask: which days and hours moves are allowed; how long a move slot is; whether the service elevator must be reserved and padded; whether a move deposit or fee applies; and which entrance or loading dock the crew must use. Get the answers in writing.
The certificate of insurance (COI)
Most buildings ask the mover for a COI that names the building and the managing agent. The building sample shows exactly what it must say. Send it to your mover a week before; we send the COI your building asks for.
Moving out vs. moving in
Both ends often have rules. If you are buying or renting in another building, ask that building too, and pick a date that works for both. A tight slot at one end affects the whole day.
Protecting the building
Buildings care about floors, walls and elevators. The crew pads furniture and the elevator if asked, protects doorways where needed and keeps hallways clear. Tell us about narrow halls, tight elevator doors and large pieces in advance.
Deposits and the final walk-through
If the building holds a move deposit, the return usually depends on no damage to common areas. Walk the route with the super after the move and note anything you see.
Common questions
Do NYC co-ops require a certificate of insurance from movers?
Most do. Ask the managing agent for the sample COI and send it to your mover early.
Can I move out of a co-op on a weekend?
Some buildings allow it, many do not. Ask for the move rules in writing before you book.
Why does the building want the elevator padded?
To protect the cab. Ask whether the building pads it or expects the movers to.
What if both buildings have move rules?
Pick a date and time that fits both; ask both managing agents for their rules and COI samples.
